Lender filed a foreclosure action on 9/28/2023, and a receiver was appointed on 10/16/2023. Lender is working with the Receiver, the City of SF, BART, and the Union Square Alliance to address life/safety issues at the Property and in the neighborhood. Management and Leasing is being handled by JLL who''s working with the Receiver to stabilize the property. Major lease negotiations to backfill Nordstroms and Century theatre were active until Bloomingdales (non-owned anchor) closed on April 13, 2025. Most tenants at the Property have exercised co-tenancy lease termination rights and physical occupancy is 7%. Lender is finishing DD including negotiations with the ground lessor to address claims of a ground lease default. Fore closure is scheduled for 11/12/2025 Upon foreclosure, Lender will immediately market for disposition.
